Thermal Imaging

We include thermal imaging in all of our Sound Structure Home Inspection packages at no extra cost because we’re committed to using the best technology to protect homebuyers and homeowners.

For property owners with specific concerns—like air or water leaks, flat roofs prone to moisture issues, or temperature inconsistencies—we also offer Thermal Imaging Inspections as a standalone service at a reduced rate. This targeted inspection uses an infrared camera to identify potential problems within a home or commercial building's systems or structure.

Thermal imaging allows us to detect issues invisible to the human eye by capturing wavelengths of light beyond our visual spectrum. Common issues we uncover include heat loss due to insulation gaps, cooling inefficiencies from ductwork gaps, radiant floor heating malfunctions, moisture problems, pest infestations, and electrical issues such as overloaded circuits and overheated equipment.

After the inspection, we’ll review our findings with you and provide a detailed report, including digital photos, within 24-36 hours to help you understand the nature and location of any potential defects.


Gas Leak Detection

We include Gas Leak Detection in every full home inspection at no additional cost because we consider it a vital safety check that should never be overlooked.

Gas Leak Detection involves identifying gas leaks in the home using a handheld combustible gas leak detector. Since natural gas and propane are commonly used for heating systems, water heaters, dryers, stoves, and fireplaces, it's essential to ensure there are no leaks. We carefully trace visible and accessible gas piping, focusing on unions and appliance connectors, and can also detect leaks near gas meters.


If your home has its own well water system or if you want to ensure your home's water and plumbing system are safe from toxins and contamination, you can request a Water Quality Test during your Home Inspection for an additional fee or as a standalone service.

Testing is crucial to confirm your water’s quality, as many contaminants, including arsenic, lead, and biological pathogens, are colorless and odorless. The Environmental Protection Agency (EPA) advises routine testing for common issues like dissolved solids, bacteria, pH balance, and nitrates.

While properly constructed and maintained wells can offer years of reliable service, they can deteriorate or become damaged over time, allowing surface contaminants to enter the water. Additionally, some groundwater may contain chemical substances above health-based standards. Regular testing is your responsibility if you have a private well.

For a nominal fee, we will collect a water sample from your home and send it out for laboratory testing, with results provided to you.
